When I rebuilt my mower motors, 
I found the remains of the upper motor seal stuck to the bottom of the 
lower bearing. You will find it when you pull the armature and bearing 
assembly out  and pull the bearing. With the old grass clippings and stuff 
it looks like part of the bearing.
